APPLICATION PROCEDURE

 

Time is of the essence, and all available Units are subject to prior rental.  If two parties apply for the same Unit, the one who submitted the Application first will be the one who gets the Unit, pending approval of credit.  If all requested information is not provided, the application will not be processed.

 

Credit: You are asking the Building Owner to extend credit to you. In order to determine your creditworthiness, a personal (not business) credit report on each Applicant will be obtained by Rodgers & Reichle, Inc.  You are hereby authorizing Rodgers & Reichle, Inc. to verify credit, eviction, and criminal history in the processing of this application.  Certain criteria must be met in order for an Application to be approved, and Rodgers & Reichle, Inc. reserves the right to refuse to rent to any Applicant whose credit does not meet those criteria.  Rodgers & Reichle, Inc. also reserves the right to require additional verification of income or credit, such as paycheck stubs, income-tax returns, bank statements, payment histories, landlord references, etc., if needed, to determine creditworthiness.

 

Approval: The balance of the Security Deposit and 1st full months rent is due when the Lease Agreement is signed, and if you do not sign a Lease within 24 hours, the unit will be placed back on the market.  The total Security Deposit is retained until you move out and the unit is inspected.

 

Identification: A copy of your Driver’s License or state-issued Identification Card must be attached to this Application.  The Social-Security Number and physical residence address of each Applicant must be provided.

 

Nondiscrimination: Applications will be evaluated solely on the basis of employment, rental history, and credit history, regardless of gender, race, religion, familial status, military service, handicap, sexual orientation, or national origin.  However, Rodgers & Reichle, Inc., at its sole discretion, reserves the right to determine if a particular business or activity would be inappropriate for this location.

Rent Payments: Personal and/or Business checks will no be accepted.  Tenant will pay all sums due under the lease via the online payment system used with Appfolio Property Management Software for Rodgers & Reichle , Inc.

Lease Signing/Payment Procedure: Once approved the lease will be sent to applicant via Docusign and must be returned within 24 hours or the link expires and the lease is no longer available.  At the same time you will receive the Appfolio link to register and make the Payment Due.  Payment Due will consist of the following (Deposit, first full months rent, and any other agreed upon cost).  If payment due is not made at lease signing then space is still up for lease and anyone can apply to lease the space.  TIME IS OF THE ESSENCE!!!!

CONDITIONS AND INFORMATION

 

THIS APPLICATION WILL BE APPROVED OR REJECTED USUALLY WITHIN (3) DAYS OF BEING SUBMITTED TO LANDLORD.  THERE IS NO OBLIGATION OF LANDLORD TO CONTACT TENANT UNLESS THE APPLICATION IS APPROVED.  IF THIS APPLICATION IS APPROVED, TENANT MUST PAY THE SUMS DUE (DEPOSIT AND 1ST FULL MONTHS RENT) AND SIGN THE LEASE BEFORE THE TENANCY BEGINS.

 

THIS INFORMATION IS SOUGHT AFTER TO ASSURE THE MOST RESPONSIBLE TENANTS POSSIBLE AND TO ASSIST THE MANAGEMENT IN CASE OF EMERGENCIES.  YOUR COOPERATION IS APPRECIATED.
